Buying & Selling
Why Accurate Valuation Matters
If you're thinking of selling or renting out your apartment in Lebanon, you've probably noticed how unpredictable the market feels. Between dual-currency pricing, shifting buyer demand and an economy that has changed sharply since 2019, one question stands out: what is your apartment really worth?
Getting this right matters. An overpriced apartment can sit unsold for months, while an underpriced one can cost you thousands. Buyers and tenants have plenty of choice, so pricing well is critical.
This guide covers the factors that shape property values in Lebanon, the main valuation methods with real examples from DoorEast listings, and practical steps to price your apartment.
Key Trends in Today's Market
- Cash payments: since the banking crisis, most sales are paid in "fresh dollars" rather than by bank transfer.
- Central vs suburban prices: central Beirut areas such as Achrafieh, Verdun and Ras Beirut ask much more per m² than suburbs such as Hazmieh and Dbayeh (see the table below).
- Rental demand: with limited buying power, many people rent rather than buy, which supports demand for rental apartments.
- Prime units hold value: well-located, renovated apartments keep their value better than older, unmaintained ones.
Key Factors That Influence Property Value
Location
Location is the biggest price driver. Central Beirut commands the highest prices, and being close to universities, hospitals and business districts raises both sale and rental demand. Here is what residential property asks per m² in some popular areas on DoorEast:
| Area | Asking price per m² | Based on |
|---|---|---|
| Ras Beirut | $4,622 | 34 listings (Market Insights) |
| Achrafieh | $3,201 | 1,250 listings (Market Insights) |
| Verdun | $3,102 | 68 listings (Market Insights) |
| Hazmieh | about $1,640 | median of 18 two-bedroom listings |
| Dbayeh | about $1,330 | median of 18 two-bedroom listings |

Size and Layout
- Larger apartments attract families.
- Compact, modern layouts (open kitchens, balconies, parking) appeal to singles and expats.
- Efficient design and natural light make an apartment easier to sell.
Building Age and Condition
- New or renovated apartments tend to sell faster and at higher prices.
- Older buildings without elevators or parking struggle to attract buyers.
Amenities and Features
- Sea views, pools, private gardens, a concierge and 24/7 generator service all add value.
- Even the basics — reliable electricity, water and parking — now make a big difference.
Economic Climate
- Access to dollars strongly affects buyer confidence.
- Political stability or uncertainty can shift demand and prices quickly.
Valuation Methods Explained
1. The Sales Comparison Approach
This is the most common method: compare your apartment with similar ones nearby. For example, on 13 October 2026, five 2-bedroom, 120 m² apartments were listed for sale in Achrafieh on DoorEast at $270,000, $300,000, $340,000, $350,000 and $470,000. The middle price is $340,000.
The wide range shows why you must adjust for floor, view, condition, parking and building age. Also remember these are asking prices. Final sale prices are often lower after negotiation.
2. The Income Approach
This method suits landlords and investors. Divide the yearly rent by the price to get the gross yield, then use the local yield to value a rented apartment: value = yearly rent ÷ yield.
Example with DoorEast data: in our 13 October 2026 sample, 2-bedroom apartments in Achrafieh asked a median rent of $1,200 a month ($14,400 a year), and 2-bedroom apartments for sale asked a median of $350,000. That gives a gross yield of about 4.1% ($14,400 ÷ $350,000). Gross yield doesn't include building fees, maintenance or empty months, so the net return is lower.

3. The Cost Approach
This method estimates what it would cost to rebuild: land value + construction cost − depreciation (wear and age). It is used mostly for new, unusual or one-of-a-kind properties where there are few comparable sales. Land and construction costs vary a lot by area, so ask a licensed valuer or engineer for local figures.
Practical Steps to Value Your Apartment
Step 1: Research Comparable Listings
Browse apartments for sale in your area on DoorEast, for example in Achrafieh, Hazmieh or Dbayeh. Note the price per m² of apartments similar to yours. Our apartment prices guide compares areas across Lebanon.
Step 2: Consult Real Estate Experts
Agents and certified valuers combine market data with on-the-ground knowledge to refine your price. You can request a property valuation.
Step 3: Assess Your Apartment's Condition
List your upgrades, renovations and amenities. A recent renovation or a parking space can add a lot to the price.
Step 4: Factor in Transaction Costs
According to IDAL, Lebanon's investment development authority, a property sale carries these charges on the value of the property:
- Registration fee: 5.8%
- Financial stamp fee: 0.3%
- Notary public fee: 0.1%
- Municipal charge: 0.25%
Together, that is 6.45%. On a $200,000 sale, these charges come to $12,900, before any agent commission. Agree in the sale contract who pays which costs, and confirm the final amounts with your lawyer or notary. Our guide on how to register property in Lebanon explains the steps.
Step 5: Test the Market
List your apartment and watch the response. Serious inquiries at your asking price usually mean the price is right. Few inquiries after several weeks usually mean it is too high.
Common Mistakes to Avoid
- Overpricing: leads to long listing times and bigger discounts later.
- Currency confusion: list in USD for clarity.
- Skipping simple upgrades: paint, repairs and a deep clean help an apartment sell faster.
- Missing documents: make sure title deeds, inheritance papers and permits are complete before listing.
