Living in Jbeil (Byblos): Rents, Prices & What to Know (2026)

Jbeil, also known as Byblos, is a coastal town north of Beirut with a historic old town, a small harbour and a steady supply of apartments for rent and sale. Jbeil at a Glance

Jbeil sits on the Mediterranean coast, about 40 km north of Beirut according to UNESCO. DoorEast's Jbeil area guide mentions the old town and port, the coastal highway, and nearby Blat and Amchit as the main reference points for buyers and renters.

Byblos is a UNESCO World Heritage Site. UNESCO describes it as continuously inhabited since Neolithic times, with ruins from successive civilisations: Bronze Age temples, Persian fortifications, a Roman road, Byzantine churches, a Crusader citadel and a medieval walled town. UNESCO also links Byblos to the spread of the Phoenician alphabet.

For residents, location inside Jbeil matters. Living near the historic old town and port is a different daily experience from living in the newer parts of town or a nearby village. When you look at listings, ask exactly where the building is, because the listing title often says only "Jbeil".

We sampled the apartment cards on the first page of DoorEast's Jbeil residential pages on 2 November 2026. Duplexes, houses and studios were left out so the figures compare like with like. These are asking rents and prices set by owners and agencies, not final deal prices or market averages.

Many cheaper listings are marked "yearly contract". In the sample, a 90 sqm two-bedroom was listed at $500 a month and most 2-bedroom apartments of 110–133 sqm were listed between $450 and $550. The higher rents, around $1,000 to $1,250, were mostly for larger units of 150 to 250 sqm.

One 2-bedroom at $360,000 (200 sqm) pulls the top of the range up. Without it, the 2-bedroom apartments in the sample were listed between $75,000 and $140,000.

Renting in Jbeil: What to Check

Contract length

Several Jbeil listings state "yearly contract". Ask before visiting whether the owner accepts shorter terms, and whether the price changes for a summer-only stay. A monthly price on a listing does not always mean a monthly lease.

Exact location

Listing titles often say "Jbeil" or "Jbeil district". Ask for the street or the nearest landmark. A flat near the old town and one in a hillside village nearby can be very different in noise, parking and daily travel.

What the rent includes

Ask what is covered: building charges, generator subscription, water, parking and internet. Ask for the amount of each, in writing, before you sign.

Furnished or unfurnished

Ask for a list of the furniture and appliances included, and take photos at move-in. This protects both sides when you leave.

Buying in Jbeil: What to Know

Compare price per sqm, not just price

The sample above shows a wide spread, from about $563 to $1,808 per sqm. Compare similar flats by size, floor, view, age of building and parking, not only by total price.

Transfer fees and charges

According to IDAL (the Investment Development Authority of Lebanon), registering a property involves a registration fee of 5.8% of the property value, a financial stamp fee of 0.3%, a notary fee of 0.1% and a municipal charge of 0.25%. Confirm the current amounts with a lawyer or notary before you budget, as fees can change.

Rules for foreign buyers

IDAL's legal framework says foreign ownership is governed by Legislative Decree 11614 of 1969 and its amendments, mainly Law 296/2001. A foreign individual may hold up to 3,000 sqm of land in total without a prior permit, and foreign-owned property may not exceed 3% of any single caza.
