Living in Batroun: Rents, Prices & What to Know (2026)

Tips & Guide

Last updated: October 2026

Batroun is a coastal town in North Lebanon and the capital of Batroun District. It is known for its old harbor, its historic souk and its summer festival.

This guide covers what the town is like, the asking rents and prices we see on DoorEast, and what to check before you sign.

Batroun at a Glance

Batroun sits on the coast in the North Governorate.

Landmarks include:

  • The old harbor, which hosts the Batroun International Festival, usually in summer.
  • The Phoenician Sea Wall, one of the town's best-known sights.
  • The historic souk.
  • Historic Maronite and Greek Orthodox churches.

The town hosts its festival in summer, so it can be busier then. Keep that in mind when you visit a property. A quiet street in November may be very different in August.

Renting in Batroun: What to Check

Season and contract length

Some listings are chalets or holiday-style units, and some landlords prefer yearly contracts. Before you visit, confirm the lease length, the payment schedule (monthly or in advance) and whether the rent changes by season.

What the rent includes

Ask what the monthly rent covers. Check who pays building fees, generator subscription, water and internet. Two apartments with the same rent can cost very different amounts once these are added.

Furnished or not

Ask whether the apartment is furnished. If it is, ask for an inventory list and photos of the condition at move-in. Attach both to the lease.

Visit more than once

See the apartment by day and in the evening. In a town with summer events, noise can vary a lot by street and by season. For a full list of questions to ask, read our guide to the best questions for property viewings in Lebanon.

Buying in Batroun: What to Know

Transfer fees and charges

According to IDAL, Lebanon's investment development authority, buying property involves these charges on the value of the property:

  • Registration fee: 5.8%
  • Financial stamp fee: 0.3%
  • Notary public fee: 0.1%
  • Municipal charge: 0.25%

Together, these come to 6.45%. As a simple illustration, 6.45% of $170,000 (the median asking price of apartments on DoorEast) is $10,965. The value used by the land registry may differ from the price you agree, so confirm the final amount with your lawyer or notary before you sign. Our guide on how to register property in Lebanon explains the steps.

Rules for foreign buyers

Foreign ownership is governed by Legislative Decree 11614 of 1969, amended by Law 296/2001. According to IDAL:

  • A foreign buyer can own up to 3,000 m² in total without a prior permit. Larger purchases need Council of Ministers approval.
  • Foreign ownership within any one caza (district) cannot exceed 3% of its total area.
  • A spouse and minor children count as one owner for the 3,000 m² limit.

Batroun is its own district, so the 3% cap applies at district level. For more detail, read Can Foreigners Buy Property in Lebanon?
